Mark: That was the easiest part of everything I’ve done. Piece of cake! Nick: So, the greatest part I know when you got into this if you were anything like me it was a hard time believing that you didn’t have to youse any of your money to do this, which I think is super cool. Did you use any of your money to close this property? Mark: No! Nick: Perfect! So we just need to do more! Lots more. Mark: Lots. Many! Nick: And now that you’ve done one, it’s easy, right? Mark: That like I said, that was the easiest part of everything I’ve done you know, and I’ve helped the title company out by the setting out the appointment and this way I knew exactly when both people were coming and I told them what to bring, how much, I told the guy to bring his wife because she needed some paperwork, but, it went smooth. they were there ahead of time, the son called me about his father running late, so I got there a couple of minutes early. I didn’t want to be there right at the beginning, but it turned out I was and just shook hands, you know, build rapport, I had already built rapport with both of them and they were super cool and easy to talk to and everything went smooth. They were done in ten minutes. Nick: Cool. So why do you think they went with you and not think to use an agent? Mark: The house was worst house I’ve ever seen, it was gutted, the yard, some of the weeds and grass were as high as the house. On the property it’s he just wanted to be done with it, he wanted what he put into it, I got him that and that’s he was happy. I wish every person I worked was as cool as him because hi’s like I don’t care how much money you you make as long as I make what I need to get on this. Nick: that’s another thing I was told to when I got into it, the people that are motivated are going to think that you’re a guardian angel sent from heavento help them get out of their misery and this is a test of what that is, I know, I deal with it and get to to be a part of that on a regular basis. Now I’ve got to teach you how to do this over and over and over again which is the important part. So, do you believe that with the training you’ve gotten and the leads that we’ve provide, anyone could do this? Mark: Yes. Just putting in the diligence. There is a lot of work. The spreadsheet, probably I had the most work put on it the phone calls seemingly going out and meet the people is great Nick: Cool. I think that’s probably the most fun part is going to meeting the people and making the money. Man I am as your coach super pumped for you. Mark. I appreciate it Nick: Man we’ve been through some highs and lows I know you’ve been with me let’s see, about 4 months, you signed a couple but this one you signed, and for all fairness we had a little bit of a longer learning curve because of the Excel because you’re like me, you hated it, you had that love-hate relationship so we fought through that, you’re finally winning, finally is pretty well figured out. How long ago did you sign this contract? the one you just sold. Mark: This is probably a month and a half. It seems like it went by quick though, the title company so that last three weeks have been just the title company, she was great, she was a piece of cake made everything so you know a cash deal it went twice quick . Nick: Did you have any trouble finding a title company or an attorney Mark: No. To be honest I liked the fact she was a yankee so she had a sense of urgency. She took care of it what needed to be done. There was an issue with the wife not having signed the title even though there was a notary which I said that’s gotta be weird because the notary is there to make sure both sign it and she’s like I agree so I don’t know how thet got through. But she took care of that at the closing and it went smooth at so. Nick: if you would going to tell somebody that was gonna get into this a sale was your brother what would you tell them ? Mark: It’s going to take a little bit of time but if you put it in it will pay you back . There’s work involved it’s going to take a little bit of time, but you know, it it was easy, everybody would be doing it and it’s not easy, you’ve got to do the work but if you it will come back. I see more of it coming about now that I’m in gear now motivated but the coolest part is getting you a win. Nick: Now that I’ve got you a win we’ve already proven it works now we just got to do it again over and over, that’s the best part. Now that you’ve got quote-unquote figured out which you’ll be adjusting all the time according to the market and the things in there, but now what you just have to do is repeat. Chad: Yeah! Rinse and repeat! Follow up is a really big thing and you emphasize it a lot in your training material .. and these first two deals, these forst 2 houses that I got into contract was a result of follow-up. They initially wanted a little too much than I was willing to put on a contract for that call back I think it was 21 days later and you know, they dropped the price considerably and I was able to egt the property in the contract and here I am, I got two checks from it. Follow-up is a big deal, and you know, you don’t burn the leads, whenever you get a chance, if they don’t buy it first time, you just get back with them and follow-up. Nick Real Estate Sales LLC Coach: So, if you’re going to tell somebody that just coming in to do in their first closing, what would you day ? Chad: If they’re just coming in and doing their first closing just basically do what you’ve been doing, just like you said, is rinse and repeat, just to focus more on the details and just focus on what works and cast aside what doesn’t and maximize your time and just follow up and just get out there and just do it! We are A+ BBB rated. Please find below the Video interview and then the transcript: Real Estate Sales Coach Nick: I want to know your expectations when you started compared to what you’re seeing now. Are they different ? Doug: For me, the key to make the investment was the fact that I was going to have good support and be able to tap into that essentially any time i need it. From that standpoint it’s completely met my expectations. You Nick have been extremely supportive and every time I’ve called or everytime I’ve texted I’ve always got a response back and that has been just consistent. So from that standpoint has been perfect. Of course, I’ve had a break in my momentum, because of some life issues happened while I was in Washington where I got the business started. So it crippled my momentum so I had to relocate and we came all the way from Washington out to North Carolina, but I on my own while my wife and daughter are in Washington still I was essentially a bachelor for a year. But I started the business back up on my own while I was working full time and behols I succeeded in closing a deal in a relatively short period of time Nick: we’ve been through a lot together and getting you transitioned over and understanding different markets and different things to do and that’s been fun, all all in itself . Do you think you’ve been given the tools that you’ve needed and I’ve asked you the same question twice but with a little different spin, do you think you’ve got the tools that you’ve needed? Doug: YES! I have been given the tools that I need and I am very happy with the process and the real estate investing mentoring program provided by Real Estate Sales LLC and every time I’ve asked for support I’ve got it in the training materials, I’ve been able to go back to and pull information to remind myself of what I needed to do in a section. I have no claims. It’s been great. Yeah! Nick: Do you think that there would be anything through all of this that you could help me improve on whether it be training maybe one-on-one time do , I mean that is there anything that off the top of your head you wish you had gotten a little bit more of? Dough: Well there were times when I talked to myself “Nick, why didn’t you just tell me that?! Why didn’t you just tell me that out of the gates?” , but I think it wasn’t a matter of you trying to hide me anything. It was a matter of understanding what I needed. That’s all. And maybe I wasn’t asking the question right. I mean I don’t put the blame on you but I was kind of a couple times like “Oh man! why didn’t just told me that sooner, I could have already gone this direction and handled something quicker but you know a part of me was thinking that might’ve that’s part of the design because you’ve got to ... YOU HAVE TO DO IT! You’ve got to learn it and you can’t just have somebody hand it to you with every little thing you got to work through it so that you know what to do. So you know, looking back, I’ve learned what I needed to learn and so now I Can’t really think of anything that I would say you should done different or could you better… Nick: So Michael with the training is to give you the foundational pieces, I don’t know if you’ve heard me saying it, but essentially you’re building a machine and putting those pieces together and my job is to teach you how to oil it, where to oil it, what pieces to change what pieces to be watching and paying attention to and hey by the way, this piece may get hot if you running so my goal is to teach you the experience as we go, but I get often times them they’re like “I can’t believe it you haven’t told me that”. In fact I just had that not an hour ago. They experience in the situational teaching is where is all about. It is that coaching part is what is all about, because it keep my goal is to keep you out of trouble but also to teach you how to tweak it enough to where you can make the most amount of money and protect you, the seller, the buyer all at once. We’ve been working together long enough I have a hard time even thinking of questions, I know the leads are important to me, we as a company, spend a lot money on the leads in the lead system. Dough: Oh. I can’t think of much that’s more important than the leads you know besides the support and education piece, THE LEADS ARE GOLD! Nick: The most important part of it. I work hard hard on it, let alone tech and the company spending the money and making the servers are up and all of that stuff, how smooth was your first deal, how easy did it go for you? Dough: so I did a double close, I think it was relatively easy, giving all the moving parts that I had , that surprised me a little bit with the deal and all and all the little things that kind of came up because all of a sudden I was in the language with an investor who done a lot of this and with attorneys who knew everything and in a seller not educated in it but was demanding in a lot of ways and I didn’t have a lot of the answers, so there was a lot of I had to kind of going back and forth and just from the learning standpoint getting trough that, it wasn’t easy, but it was great, I really had a lot of fun with it. At the same time it wasn’t overly difficult either. Now, just having breaking through the ice, done that once, the next one will be much much easier if it’s anything like this one was and I know there’s variation out there, but now I’ve got an attorney, I’ve got other investors I talked to and I’m learning more and more every day so it’s becoming that much more exhilarating, it’s just a lot of fun! Nick: And those buyers, how important are those relationships? (I know that I hammer tha all the time, and I know we’ve talked about it numerous times, how important are those relationships ?) Dough: Well , again, they are the key! You know have a buyer, you know what are you going to do so for me , just getting somebody who just says “Yea’ll work with you, so you bring me these kinds of properties..:” or “You are in this area ..yeah I’ll buy those ” and “hey I’ll go look at the property with you ..” . Building those relationships and getting foundational buyers is awesome. But just then having a portfolio of them would be that much better. I found it hasn’t been very hard to find them honestly . For me, I’ve found them to come about pretty easy there’s a lot of people out there that are willing to work with you they need the service that I provide, they tell me that. Some of them are pretty happy to work with wholesalers. Nick: Do they say anything about working with real estate agents? Have you heard them saying anything about it? Dough: Well, I have one that I talked with realtor who’s wife is a real estate agent so he’s got a setup around that .. the 5 or 6 others that I ping off of now Nick: Ok. Yeah! I get a lot of “I don’t like working with real estate agents”. I’ve been going through the list as you’re talking of the questions. I want to ask you pretty much hit them as we go through so I’me just skimming through them .. last couple: Do you think anybody could do this? Dough: Yeah. Anybody can do it, if they put their mind to it, yeah! I’ve done enough things where I wanted to make a lot of money and then it ended up being more involved or more work than I wanted to do or have time to put for and steer away from it, but I always knew that I have this great entrepreneurial streak in me that never stops so this time with this one and snot that I’ve done a million of them but I run some online stores and some entrepreneurial things but with this one I was determined, I needed to make sure I learn that A to Z and that I make a certain amount to make my money back, and then I can see if I like it or not whatever, and then make a decision around that as to what I’m going to continue with it or not. It’s a matter of putting your mind to it and sticking with it, it devoting time to it, to learn it, anybody can do it. It’s just you got to do it, you can’t say “I signed up for it, I got a coach and now put it on the shelf and if it didn’t give me any money and I’ve been there, you know I thought I bought a slot machine that didn’t work…” so you gotta put the time into it, that’s all. Nick: So, I want to shift gears and want to talk about your goals, and what I really want to do right now is you’re talking to yourself about six months down the road and I want you to tell me your short-term, mid-term long-term so again, you are talking to you six months from now. Dough: Six months from now I’m prpbably starting to see a $6,000 a month income. That is my short term, within a year to be making an average, closing one deal a month and by six months I’ll have closed a few deals at least . In terms of mid-term goal three to five years from now is closing multiple deals per month totalling over $200,000 a year easily. At that point I’m probably well networked, I’ve got a lot of associates working with them in the industry and I’ve built a lot more aoutlets and I’m look at as reliable and credible and from that point I’m able to fill opportunities from multiple different sources in the three to five year period that’s what I expect to see in the long term. After 5 yers, 7 years to ten years my plan is to be doing full time running a full time real estate investment company. Nick: I’m trying to pull a little bit more out of you because you’ve got great goals setting there, but I haven’t see a smile, haven’t seen the excitement, I’m trying to figure out what lights a fire under your butt so to speak, so I mean really where do you want to go, what is it that ablsolutely lights your fire and I’ll tell you Dough, for me, it may be that woman sitting next to you that puts you there and why. Really try to figure out in your own mind, in your own heart what is that fire, what’s that passion we’re truly do you want to hit. Dough: Well, to be completely my own boss and have my own company. Tha’s absolutely. and to be able to make the choices that I want to make that nobody else makes for me. So really it’s FINANCIAL FREEDOM.

Are they different ? Doug: For me, the key to make the investment was the fact that I was going to have good support and be able to tap into that essentially any time i need it. From that standpoint it’s completely met my expectations. You Nick have been extremely supportive and every time I’ve called or everytime I’ve texted I’ve always got a response back and that has been just consistent. So from that standpoint has been perfect. Of course, I’ve had a break in my momentum, because of some life issues happened while I was in Washington where I got the business started. So it crippled my momentum so I had to relocate and we came all the way from Washington out to North Carolina, but I on my own while my wife and daughter are in Washington still I was essentially a bachelor for a year. But I started the business back up on my own while I was working full time and behols I succeeded in closing a deal in a relatively short period of time Nick: we’ve been through a lot together and getting you transitioned over and understanding different markets and different things to do and that’s been fun, all all in itself . Do you think you’ve been given the tools that you’ve needed and I’ve asked you the same question twice but with a little different spin, do you think you’ve got the tools that you’ve needed? Doug: YES! I have been given the tools that I need and I am very happy with the process and the real estate investing mentoring program provided by Real Estate Sales LLC and every time I’ve asked for support I’ve got it in the training materials, I’ve been able to go back to and pull information to remind myself of what I needed to do in a section. I have no claims. It’s been great. Yeah! Nick: Do you think that there would be anything through all of this that you could help me improve on whether it be training maybe one-on-one time do , I mean that is there anything that off the top of your head you wish you had gotten a little bit more of? Dough: Well there were times when I talked to myself “Nick, why didn’t you just tell me that?! Why didn’t you just tell me that out of the gates?” , but I think it wasn’t a matter of you trying to hide me anything. It was a matter of understanding what I needed. That’s all. And maybe I wasn’t asking the question right. I mean I don’t put the blame on you but I was kind of a couple times like “Oh man! why didn’t just told me that sooner, I could have already gone this direction and handled something quicker but you know a part of me was thinking that might’ve that’s part of the design because you’ve got to … YOU HAVE TO DO IT! You’ve got to learn it and you can’t just have somebody hand it to you with every little thing you got to work through it so that you know what to do. So you know, looking back, I’ve learned what I needed to learn and so now I Can’t really think of anything that I would say you should done different or could you better… Nick: So Michael with the training is to give you the foundational pieces, I don’t know if you’ve heard me saying it, but essentially you’re building a machine and putting those pieces together and my job is to teach you how to oil it, where to oil it, what pieces to change what pieces to be watching and paying attention to and hey by the way, this piece may get hot if you running so my goal is to teach you the experience as we go, but I get often times them they’re like “I can’t believe it you haven’t told me that”. In fact I just had that not an hour ago. They experience in the situational teaching is where is all about. It is that coaching part is what is all about, because it keep my goal is to keep you out of trouble but also to teach you how to tweak it enough to where you can make the most amount of money and protect you, the seller, the buyer all at once. We’ve been working together long enough I have a hard time even thinking of questions, I know the leads are important to me, we as a company, spend a lot money on the leads in the lead system. Dough: Oh. I can’t think of much that’s more important than the leads you know besides the support and education piece, THE LEADS ARE GOLD! Nick: The most important part of it. I work hard hard on it, let alone tech and the company spending the money and making the servers are up and all of that stuff, how smooth was your first deal, how easy did it go for you? Dough: so I did a double close, I think it was relatively easy, giving all the moving parts that I had , that surprised me a little bit with the deal and all and all the little things that kind of came up because all of a sudden I was in the language with an investor who done a lot of this and with attorneys who knew everything and in a seller not educated in it but was demanding in a lot of ways and I didn’t have a lot of the answers, so there was a lot of I had to kind of going back and forth and just from the learning standpoint getting trough that, it wasn’t easy, but it was great, I really had a lot of fun with it. At the same time it wasn’t overly difficult either. Now, just having breaking through the ice, done that once, the next one will be much much easier if it’s anything like this one was and I know there’s variation out there, but now I’ve got an attorney, I’ve got other investors I talked to and I’m learning more and more every day so it’s becoming that much more exhilarating, it’s just a lot of fun! Nick: And those buyers, how important are those relationships? (I know that I hammer tha all the time, and I know we’ve talked about it numerous times, how important are those relationships ?) Dough: Well , again, they are the key! You know have a buyer, you know what are you going to do so for me , just getting somebody who just says “Yea’ll work with you, so you bring me these kinds of properties..:” or “You are in this area ..yeah I’ll buy those ” and “hey I’ll go look at the property with you ..” . Building those relationships and getting foundational buyers is awesome. But just then having a portfolio of them would be that much better. I found it hasn’t been very hard to find them honestly . For me, I’ve found them to come about pretty easy there’s a lot of people out there that are willing to work with you they need the service that I provide, they tell me that. Some of them are pretty happy to work with wholesalers. Nick: Do they say anything about working with real estate agents? Have you heard them saying anything about it? Dough: Well, I have one that I talked with realtor who’s wife is a real estate agent so he’s got a setup around that .. the 5 or 6 others that I ping off of now Nick: Ok. Yeah! I get a lot of “I don’t like working with real estate agents”. I’ve been going through the list as you’re talking of the questions. I want to ask you pretty much hit them as we go through so I’me just skimming through them .. last couple: Do you think anybody could do this? Dough: Yeah. I mean was there some expectations that you were looking for that pretty much sold you on the program? Student: I didn’t have the money to invest myself, I would love to go on the Real Estate myself , invest myself, but here I heard the opportunity of that it’s a real estate opportunity without investing my own money. That was what really got me excited about it. Nick - Real Estate Sales LLC Coach: Do you feel like the training gave you what you wanted to go? Student: The training is good! I have about three people that are semi interested. So one is the one that I sent you over that I’ve signed which was very high, but actually I have a little bit good news to tell you because he did come back around and I just had a feeling with that one actually that something is going to work out with us, so I went and that’s I started it like I told you right away that I have some kind of feeling on… and .. he did come back around …he went on from 142,000 to 96,000 us dollars. Nick - Real Estate Sales LLC Coach: Yeah! Great! Student: Yep. So I have actually an investor that’s pretty interested in it, it’s somebody I know . I know that he does CD buy such properties in that area so I just called him up and I told him, “you know I have something , give me a price that you think you would be interested in, to come look at it”… so he told me then “it has to be under 100.000” he told me. So I went back to hime after like 3-4 weeks after that to the guy and I told him that “You know, I know I signed up for 140,000 but I’me really getting offers on much much lower, I really don’t want to like disappoint you, but I’m getting offers but I really feel obligated because I signed with you, I just have to tell you the numbers and I understand if you told me no!” So I told him, “look, it doesn’t look like I’ll be able to get you more than 90 thousands US dollars as of now in the offers that I an getting right now”. So he told me: “No! No way! Forget about it!” and he even told me “You know could come to pick up your ten dollars that you left over here” (because I gave him ten dollars). I told him: “No! you keep the ten dollars, I am still going to try for 140k. Let’s keep it that way!” Two days later he called me back and he told me “You know what? If you can get me down that investment you told me 90, If you can get it up to 96 thousands it’s a go!” So I called him back and hopefully we’re going to meet tomorrow. Nick - Real Estate Sales LLC Coach: Do you think that the training did well for you? Student: With the phone call the training was perfect! I really got into it and I’ll be honest, the first phone call was like the way I was talking was like probably the person on the other side was the way it was still able to see probably that I’m talking off of the script but then I put my own words into it and you know i got to hand over it so I am fine with that. Nick - Real Estate Sales LLC Coach: But we’re the only company in all of the Real Estate Sales coaching companies LLC that provide leads. Was that important to you when you came in? Student: Basically the leads were everything for me! Nick - Real Estate Sales LLC Coach: the leads are extremely important and then it’s just figuring out the motivated seller leads and where you’re going right? Now, the whole reason behind this call was I want to know your Goals! I believe the vision is important. It’s important to know where we’re at and now so I know what kinds of things you’re going to need help with. Now I need to know your goals. And you may not be able to answer them today. But it’s important to me to know where you’re going! Extremely important without vision this is just gonna fizzle away. SO I wanna know: do you want to own a hundred of homes in your career? Do you want to own and rent them? Do you want to flip2 to 3 a year? What is your GOAL? I got some investors that want to be landlords and they want to retire from their job because they want to build that. I need to know that, so I know how to get you there. Yeah, I think that the problem, the suffocating part about this business is everybody looks at today and everybody wants to succeed this month. it doesn’t work that way. We need to have a vision, so we can work all of this together so you know if you can tell me “you know what Nick? in the next years I want to have five rental properties that can replace my wife’s income”, maybe that’s your goal. ..or … “I want enough rental properties in the next 10 years to replace my income”! Student: I know my goal and my goal was always to home remedies. So if that’s the question, my goal was always to own a lot of properties I told you before that I was always looking at real estate! Nick - Real Estate Sales LLC Coach: it answers my question in a big picture. What I want you to do is I want you to hone it in a little tighter. The easiest way to do that is “Okay Nick. I want to own five income producing properties in the next five years. That’s my goal and I want, I’m hoping you show me how to get there”. That’s what I want to hear. So, if you want to own as I understand 5 rental properties, that’s not even be tailed enough because five single-family homes, our rental properties. If you tell me I think I want to own 30 units well we can find somebody that want to sell on contract that’s got a 35 unit complex and he’ll sell it to you on contract, so All of this is important. Extremely important to you first of all to you and to me to get you in the right direction. And again, I am not asking you to come up with it tonight. It usually comes to me about 3:30 - 4 o’clock in the morning. But I want to know where you’re going and you’re going in the right direction, that’s cool, but the vision is so wide, that if you get off course it’s no big deal because you can still see it. My coach always says: going this way, does it get you closer. to your goal? no! then I am not going that way. I’m continuing this way, if doing this, gets me closer to my goal that I’m going to continue that way. SO I need you to hone that in. The wide path it’s silly, but the person that chases two rabbits will never catch one. You had to chase one rabbit. So what I want to know is what is your one rabbit. I want to know what your goal is. Once we have a vision then nothing else matters but that end vision and if we can do ten contracts a month that’s still getting you to your vision? That’s that I want. Student: right! I hear what you’re saying. makes sense. Nick - Real Estate Sales LLC Coach: So, Let’s put an end date on your vision, meaning, you’re going to tell me Nick, this is where I want to be. Remember in the training I tell you it doesn’t fit my formula but if it’s ll right with you I’ll check back with you in 30 days or so Now the importance comes in: Your formula. I’m starting to see the smile now, You’re starting to understand that there actually is a direction of where we’re trying to go. Now, you’re starting to bounce now I’m giving you some excitement so where do you want to go. Student: Oh my God. What are you? You read faces? Nick - Real Estate Sales LLC Coach: Oh yeah! so, I am not asking you tonight. I really am NOT, but the excitement gets in to getting you there and if you quit looking at a monthly success or failure you won’t fail. If you look at the future you will succeed because you take steps to get there. Zig Ziglar says that the elevator is broken but the stairs aren’t. It Takes one step at a time. And I just want to get you to the right steps. So, let’s put an end date on. This weekend is a a little quick, but I don’t know why you can’t have me at a five year and a 10 year goal and a retirement goal by the end of next weekend Student: Let me just give you my first goal, let me give you right now. I want that in two months I should be able to quit my job. Is that possible? Nick - Real Estate Sales LLC Coach: 2 months to quit your job? better put your nose to the grindstone. You are not through your learning curve Student: I’m just looking forward to that! Nick - Real Estate Sales LLC Coach: And I will tell you I will be pushing you towards that! I want that for you but you’re have to put your nose into the grindstone and If I’me gonna right jab you right now that main spreadsheet will keep you from that. ou’re smiling finally got you excited and smiling you’ve got a drection, you know where you want to be, you want to quit your job , you can’t quit your job without replacing the income.
